Purpose:

Approval for spend of secured S106 affordable housing commuted funds to create a new wheelchair accessible dwelling to meet an identified housing need.

Decision:

That the Executive Director: People and Executive Member for Adult Services, Health and Housing approve expenditure below £50,000 from the S106 affordable housing commuted sums funding to support the development of an additional wheelchair adapted affordable home, owned by Silva Homes.

Reasons for the decision:

The proposed unit will meet the identified needs of a specific household that cannot easily be met within the existing stock of wheelchair accessible dwellings.  The property will be let at an affordable rent and help to address the future need for this type of housing

Alternative options considered:

1.     This site is owned by Silva Homes and reuses an empty office building to provide an additional unit of accessible social housing. Utilising this building will allow the provision to be brought forward relatively quickly.

 

2.     Silva Homes could acquire a property on the open market, but wheelchair accessible properties are rarely available, therefore conversion from office to residential is more cost effective
