Purpose:

To seek approval to spend up to £180,000 of S106 affordable housing commuted funds to ensure the Council has suitable temporary emergency affordable housing for residents.

Decision:

That spend of up to £180,000 of Section 106 affordable housing commuted funds be approved to allow a one bed wheelchair accessible single storey modular building to be placed in the rear corner of Tenterden Lodge, Wokingham Road, Bracknell, to ensure the availability of suitable temporary emergency affordable housing for residents.

Reasons for the decision:

The Council has a small stock of temporary accommodation with a range of property sizes.  Currently there is a lack of fully wheelchair accessible units for emergency or temporary placement of homeless households requiring wheelchair accessible provision.  The provision of this unit will help to address this and will allow emergency placements both by Housing and Adult Social Care for a single person or couple needing fully accessible accommodation.

Alternative options considered:

The Council could acquire a property on the open market, but wheelchair accessible properties are rarely available and may have age constraints if in a retirement scheme.  New accommodation developed by housing associations is typically used for permanent accommodation not emergency placements.

 

This site is owned by the Council and provides space for an additional unit of accommodation. Utilising this site and procuring a modular unit will allow the provision to be brought forward relatively quickly
